HOME TOURS

  • Touring a property is not required; however, we HIGHLY RECOMMEND touring a home before you apply to ensure the layout and cosmetics meet your expectations. Application fees ($50/adult) are non-refundable. For assistance setting up a tour for a tour-ready home, please contact our leasing team.

  • We try to ensure that the listing descriptions and photos shown are up to date; however, sometimes paint colors, fixtures, finishes, and appliances change between tenants during the make ready process. Make sure to tour the home prior to leasing if you have concerns about the final look and feel of home.

  • No, we use a remote touring system that allows our prospective renters to tour our homes without the need to coordinate times with an agent’s schedule.

  • Brick & Vine does not charge a fee for tours; however, Rently, our technology provider for self-showing tours, charges a nominal fee for tour access with their platform, they offer tour packages starting at $0.99 to $4.99 for unlimited access to tour homes with our company, and many others.

  • Tour ready homes should always be considered in “as-is” condition and as a future renter you would be accepting “with all faults”. Cosmetic items found during a tour such as carpet blemishes/stains, paint scuffs/chips, etc will not be addressed and should be accepted as found. If item(s) listed specifically in the lease agreement as landlord responsibilities (such as a mechanical issue, plumbing, or electrical repair) are reported, these items will be addressed before or immediately after move in. QUALIFICATIONS & APPLICATIONS

  • We charge $50.00 per individual applicant. All household members 18 years and older are required to apply and all occupants of the home must be listed to verify occupancy limits.

  • Yes, we consider these homes “Future Availability”. They are available to lease; however, terms and conditions apply so be sure to read further or talk to an agent for more details.

  • Anyone 18 years old at the time of application must complete an application form, regardless of student status.

  • Applicants without established credit will not be counted towards the household income requirements, however, their missing credit history will not negatively affect the credit requirements of the screening decision.

  • We do not accept co-signers or guarantors at this time.

  • In some circumstances, changing the listed members of the household could be grounds for denial or increased deposits requirements. Please ensure that any person that will be living in the home is accounted for prior to submitting your application.

  • Our minimum required household credit score average is 620; however, if the group falls short and there are no other disqualifying items on the final report, you may still qualify for an application override depending on your household’s total income. Additional deposit requirements will apply, ask an agent for details.

LEASING “FUTURE AVAILABILITY”

  • Homes that are currently occupied by a resident who will be moving out shortly, or are vacant houses being prepared for rent but aren’t ready yet.

  • Homes listed under “Future Availability” will typically be ready for move-in within the next 30 days. However, we try to estimate the approximate ready date on all our listings to help you plan your next move.

  • All homes listed are available for applications. To apply, complete an online application and let us know if you have any questions you may have along the way.

  • We do not allow tours on homes in “Future Availability” status, however, when the home is ready, a member of our Leasing team will notify you and you'll have 24 hours from the time of our notification to visit the home and decide if you would like to move forward. If you wish to move forward, let us know and we will contact you to finalize your move-in. 

  • Once the home passes the final quality control inspection, you will be notified via email that the home is ready for tours. You will have 24 hours to view the home and decide if you’d like to move forward.

  • An agent will schedule a property tour with an access code. You will have 24 hours from the initial notification to tour and decide if you would like to move forward. If you have been scheduled for a tour, unless otherwise noted in writing, the home will be in as is condition.

  • If you leased the home before it was available to tour and decide it isn’t right for you after you see it, you must alert our leasing team within the 24-hour touring window to avoid cancellation fees. Our team will work with you to find another home that works for your household, but in the event you don’t, your holding fee (after deducting any applicable cancellation fees) will be refunded.

  • Sometimes residents change their plans and may cancel their move out. If this happens our team will work with you to find a new home that meets your needs, or we will refund the hold fee and cancel the agreement. Mailed refund checks generally take 20-30 days to process.

CANCELLATION FEES & REFUNDS

  • Termination damages (also known as “cancellation fees”) are calculated based on the daily rent calculation of the home. A charge equal to the rent for each day the home is held off the market, including the day of cancellation, will be added to the final account balance before a refund is released.

    Example: In April, a prospective renter cancelled on day 6 after signing the agreement for a home with a monthly rent of $2,400.00. In this case, the cancellation fee would be $480.00.

    $2,400 (rent) ÷ 30 (total days in month of April) X 6 (days off market) = $480 (Total pro-rata charge)

  • Application fees are non-refundable.

  • Funds generally take 20-30 calendar days for processing & mailing.
